Project Manager, accepting project management tasks on behalf of our clients.
For project management contracts, and based on the powers of attorney granted by the investors, we organize the entire investment process by concluding agreements and contracting obligations towards all participants in the construction process, within such limits which are necessary to properly prepare and perform an investment task.
We make sure that the quality and the dynamics of the investment are appropriate.
We represent and secure the interests of the investor in understanding of the provisions of the civil law, building law and administrative law.
The duties of a
Project Manager include organization and coordination of the entire investment process, protection of the investor’s interests related to effective consumption of the project’s budget, guaranteeing timely and defect-free performance of the project that is of excellent quality.
Comprehensive management of the investment process is carried out in 3 main stages:
- organization of architectural design competitions to select the project design team,
- preparation and negotiation of the terms and conditions of the contract between the investor and the designer,
- conducting technical analyses of the investment’s Conceptual Project,
- coordination of the preparation process between the investor, the designer and local authorities,
- expressing opinions on technical design projects,
- analyses of the Investor’s Cost Estimate,
- obtaining building permits,
- preparation of the construction schedule,
- holding tenders to select contractors and suppliers,
- drawing up draft agreements with contractors and suppliers, as well as holding negotiations.
- carrying out activities associated with handing over of the construction site to the contractor,
- direct construction supervision of all fields in accordance with the requirements of the building law,
- ordering the investor’s supplies and receiving them,
- checking the quality of the materials and work technologies and arranging with the investor to use alternative materials and technologies,
- performing substantive, material and financial settlements of the work being supervised,
- preparing reports on the progress of the investment in time intervals agreed on with the investor,
- holding periodic coordination meetings with the investor’s representatives and the contractors,
- coordination of work being performed by contractors working on the basis of separate agreements with the investor and cooperation with the project’s architect,
- participation in partial and final acceptances, as well as preparation of the necessary documentation,
- performing technical acceptances, preparing protocols, etc.

- preparing applications for a usage permit.

- handing over of the as-built documentation,
- coordination of activities related to warranty inspections,
- coordination of activities along the line: investor - tenant, carrying out of adaptation work to meet the tenant’s individual needs and obtaining additional adaptation and usage permits,
- consultations related to technical opinions, analyses and expert opinions,
- our own recommendations on appointment of a building manager.
