Housing cooperatives

The scope of activities being performed by Prime Project sp. z o.o. under residential buildings management contracts for Housing Cooperatives includes the following tasks and services:
  1. Management and administration
    • Taking over of property: takeover of technical, administrative, usage and financial documentation. Responsibility for design, as-built documentation and operating instructions
    • Preparing annual management plans for the Housing Cooperatives and performance thereof
    • Convening and running of meetings of the Housing Cooperatives, including preparation of draft resolutions
    • Preparing deeds regulating the functioning of the Housing Cooperatives
    • Negotiating and concluding agreements on behalf of the Housing Cooperatives pertaining to public utilities and waste removal
    • On-going supervision of the correct performance of contracts binding on the Housing Cooperatives
    • Representing the Housing Cooperatives before federal and local authorities, enforcement agencies, courts and between owners
    • Providing legal consultation related to functioning of the Housing Cooperative, including observation of the current laws and changes taking place in those laws
    • Organizational preparation of insurance against fire and other fortuities for the building and third-party liability insurance for the Housing Cooperative
    • Analysing costs related to common property and taking measures to optimize them
    • Opening accounts and handling settlements through them
    • Keeping record of the owners of the premises
    • Doing accounting for the Housing Cooperative and preparing annual financial statements
    • Settling the costs of maintaining common property, providing public utilities and administering the renovation fund with the owners of the premises
    • Collecting due payments from the owners of the premises and other receivables related to the property
    • Maintaining a book of the building structure
  2. Technical service
    • Maintaining common properties and small architecture objects in a proper technical order
    • Current maintenance of the properties and making repairs to the building, its premises and technical equipment, while allowing the owners of the premises to use the common property unhindered
    • Removing breakdowns and their consequences
    • Maintaining pumping and sewage treatment stations
    • Maintaining intercom installations and the collective aerial
    • Organization and supervision of the periodical checks of the property and its equipment in accordance with the current laws
  3. Cleaning services
    • Interior cleaning (basement, stairways) and outdoor cleaning services
    • Washing windows in the common areas
    • Year-round maintenance of traffic routes (sidewalks): cleaning, snow removal and landscaping services (lawn mowing, fertilizing, pruning, planting)
    • Cleaning small architecture objects
  4. Construction services
    • masonry work

    • roofing work
    • carpentry services
    • locksmithing services
    • installation work (various fields)
